What does a real estate transaction actually look like? If you ask most people, they’ll tell you about closing costs, interest rates, and paperwork. Recently, I sat down with two of my closest friends, Gordon and Annie Lake, the founders of CrossFit Simpsonville (SVL Fitness Co.). Their journey from renting a gritty textile warehouse to owning their own commercial building is a powerful testament to what happens when vision meets the right guidance.

The Dream: From a Mess to a Booming Community

When Gordon and Annie first launched CrossFit Simpsonville back in June 2018, they did it on pure faith. They moved into an old 1990s textile warehouse that was packed floor-to-ceiling with 20 years worth of junk, machinery, and more!

  • Humble Beginnings: Alongside 32 original members, they rolled up their sleeves and built out the walls and painted the space with their own hands.
  • The Growth: Starting at 4,500 square feet, the gym steadily expanded to nearly 7,000 square feet as membership blossomed.
  • The Boom: Post-COVID, the community experienced a massive growth spurt, doubling its membership in just a single year.

But just as they were hitting their stride, they hit a massive roadblock.

The Crisis: The 4x Rent Increase

Their building was sold to a new landlord who wanted to increase their rent by four times the original amount. Financially, it simply wasn't feasible. Gordon and Annie were utterly wrecked, facing the very real and heartbreaking possibility of closing their doors for good.

Like many small business owners, they felt stuck. They had always dreamed of owning their own facility, but they didn't know where to start. As Gordon admitted, "We don't come from people who own their own buildings... In my mind, I thought only super rich people did real estate."

That’s where we changed hats. I stepped in not just as their workout partner, but as their real estate guide to help ease the anxiety and show them what was truly possible.

The "Oh Crap" Moment and a 5-Minute Voice Memo

Commercial real estate transitions are rarely smooth sailing. Just a week before they were supposed to sign the final papers to purchase their new building, Gordon ran the math again—only to find out the actual monthly mortgage payment was going to be $5,000 higher than he had initially calculated.

Panic set in. Gordon's stomach sank, and he found himself in a full-blown freakout, terrified they were going to go broke.

Desperate for clarity, Gordon reached out to me. I sent him back a five-minute voice memo that ended up changing the trajectory of their business. I reminded them of the bigger picture:

"This building is not just for you. This building is to build a community... This building is to help other business owners grow so we can make a greater impact."

Those words brought immediate peace. It shifted their perspective from a scary financial liability to an investment in their divine calling. They realized this step went entirely beyond them—it was about securing a permanent home for the people they served.

Simpsonville 2.0: Spaces Where Life Happens

Today, Gordon and Annie are proud commercial property owners. They completely renovated the property, and the gym is thriving. But more importantly, because they own the brick and mortar, their community is entirely secure.

Within those walls, fitness happens—but so does life. They’ve watched members get married, celebrate the births of children, break the bonds of addiction, and experience radical life transformations. Now, they are boldly looking to the future: building a playground for the kids, expanding the backyard, and diving into new investment opportunities.
